Beltone and Amtaar Capital Launch a Multi-Issuance Real Estate Fund: What Investors Should Know

Beltone and Amtaar Capital Launch a Multi-Issuance Real Estate Fund: What Investors Should Know

On 6 October 2026, Beltone Asset Management, part of Beltone Holding, announced that it is establishing a multi-issuance real estate investment fund in partnership with Amtaar Capital. The fund targets total issuances of EGP 2 billion, and Amtaar Capital will provide the digital platform for its first issuance. The announcement was widely covered in the Egyptian financial press. This article sets out what has been announced, who does what, and why it matters for the way Egyptians invest in property.

What was announced

Beltone Asset Management announced a multi-issuance real estate investment fund, currently under establishment, with Amtaar Capital as its partner. Multi-issuance means the fund can raise money in several rounds over time rather than all at once. The announced target for total issuances is EGP 2 billion, and the first issuance is expected to be between EGP 500 million and EGP 700 million.

According to the announcement, the fund will invest in income-generating real estate units, aiming to give investors returns from rental income as well as any capital appreciation, in line with the fund's terms. Press reports put the minimum investment at EGP 1,000, a level designed to open the fund to a much wider base of individual investors.

Who does what

The roles are clearly divided. Beltone Asset Management is responsible for establishing and managing the fund, and for selecting the assets it buys. Amtaar Capital provides the digital platform through which the first issuance will be offered.

The partnership combines two things the Egyptian market has rarely put together: an established asset manager's fund structure and governance, and a digital investment channel built for individual investors, with mobile sign-up, identity verification, payments and reporting in one app.

Why it matters for Egyptian investors

For most Egyptians, investing in property has meant buying a whole unit, often off-plan and on instalments. A fund with a low minimum and fractional ownership tackle the same problem from different angles: both let people own income-producing real estate without buying an entire unit.

The announcement also shows digital real estate investment moving into the mainstream of Egyptian finance. Amtaar's founder and CEO, Amr Afifi, told Fintechgate on 3 October that Amtaar has invested EGP 500 million in real estate since mid-2024. A regulated fund with an established asset manager is a further step for that model.

How a fund differs from owning shares in a property on Amtaar

The fund and the Amtaar app are two different routes. A fund investor buys units in a pool of properties chosen and managed by the fund manager, and their return follows the whole pool. On the Amtaar app, an investor buys shares in one specific, named commercial property, signs a common-ownership share-sale contract stating their percentage, and receives their share of that property's rent quarterly, on 1 January, 1 April, 1 July and 1 October.

Neither route is better for everyone. A fund gives you diversification and professional asset selection in a single holding. Direct fractional ownership lets you choose exactly which property you own and see its rent. Our guide to real estate funds versus fractional ownership compares the two in detail.

What happens next

The fund is still under establishment. Its subscription dates, fees, minimums and other terms will be confirmed in its official documents, and those documents, not press summaries, are what any investor should read before deciding. We will post updates on the Amtaar news page as the fund progresses.
