What is fractional real estate investment?
Fractional real estate investment lets several investors each own a share of a single property instead of buying it outright. Each investor puts in a smaller amount, owns a proportional share, and earns a matching share of any rental income and appreciation. It lowers the entry cost of property investment.

Commercial property (offices, retail, mixed-use) is leased to businesses and often generates higher and more stable rental yields with longer leases. Residential property is leased to individuals and can appreciate strongly but usually has shorter leases. Commercial investing typically targets steady rental income, while residential often emphasizes capital appreciation.
Read more →What is the difference between rental yield and capital appreciation?
Rental yield is the recurring income a property earns from rent, expressed as a percentage of its value each year. Capital appreciation is the increase in the property’s market value over time. Total return combines both — the ongoing rent you collect plus any gain when the property is sold.
Read more →What are the risks of fractional real estate investment?
Like any investment, fractional real estate carries risk. Property values and rental income can fall, an investment may be less liquid than stocks, and returns are not guaranteed. Review each opportunity’s location, occupancy, lease terms, and the platform’s track record, and only invest money you can commit for the medium to long term.
Read more →How does fractional real estate compare with gold, bank certificates and stocks?
Each does a different job. Gold protects value but pays no income; bank certificates pay fixed interest in pounds; stocks can grow but move with the market every day. Fractional commercial real estate combines a real asset that has historically kept pace with inflation with rent paid every quarter, from the price of one share. The trade-offs: it is less liquid (you can sell after the first year) and returns are not guaranteed.
Read more →Why buy a share of a property instead of a whole one?
A whole commercial unit can cost millions. A share lets you start from the price of one share, spread your money across more than one unit, and leave the tenant, rent collection and maintenance to Amtaar. In exchange you own a percentage of the unit rather than all of it, and you can sell after the first year.
Read more →How are the rent and the value of a property split between owners?
In proportion to the shares each owner holds. If a unit has 1,000 shares and you hold 10, you own 1% of it: you receive 1% of the unit’s rent each quarter (after the 5% management fee), and your shares represent 1% of the unit’s value, so any growth in value is reflected when you sell them.
Read more →Can I spread my money across several properties?
Yes. Because you can start from one share, you can hold shares in more than one unit (different buildings, areas or tenants), so one vacancy or one local market affects only part of your money. You can buy into units that are open at the time; a new unit opens when the current one is fully funded.
Read more →Is real estate a good hedge against inflation?
In Egypt, property has long been one of the most trusted ways to protect savings from inflation: it is a real, limited asset whose value and rents have tended to rise with prices over time. Fractional ownership makes that available from the price of one share, with rent paid every quarter on top. It is not guaranteed; values and rents can also fall.

When and how do I receive rental returns?
Rental returns are distributed quarterly on fixed dates: 1 January, 1 April, 1 July, and 1 October. The rental yield is 10% per year and increases by 10% annually, with 5% of the return deducted as a management fee — a net yield of 9.5%.

Amtaar starts looking for a new tenant straight away, aiming to keep the vacant period as short as possible. While the unit is vacant there is no rent to distribute, so rental payouts pause until a new tenant rents the unit, then resume on the regular quarterly dates. Your ownership of your shares is not affected.

You can sell after the first year in two ways: if you have a buyer, Amtaar transfers the ownership for you; otherwise Amtaar sells your shares on the secondary market at a price based on the property’s latest independent valuation.

A common-ownership share-sale contract for the specific unit is signed between you and Amtaar, stating your percentage of the property. The paper contract is delivered by courier within about a month of purchase (inside Egypt; a signed and stamped PDF can be sent if you are abroad), and a digital contract is coming soon. Ownership is registered through the Amtaar company that owns the property.

The app isn’t working — what should I do?
Find the message the app shows you: almost every one has a specific fix. The most common: type your number as 11 English digits starting with 010, 011, 012 or 015 (no +20); wait a full minute between code requests and use only the latest code; after 10 wrong tries or 5 codes in an hour you are paused for a while. If the app says your account is suspended, or you see an empty account after signing up again, do not open another account: WhatsApp us on +20 120 179 2202 with your registered number and a screenshot.
Read more →Why won’t the app accept my mobile number?
The app accepts Egyptian mobile numbers typed as 11 English digits that start with 010, 011, 012 or 015, for example 01012345678. Remove +20 or 20 at the start and any spaces or dashes, and switch your keyboard to English digits if it types ٠١٠. You need an Egyptian number to sign up; if you live abroad without one, contact us on WhatsApp.

You can request up to 5 codes an hour, and only the latest code works. If you are abroad or still receive nothing, WhatsApp us: the team can confirm your identity and give you a one-time login code.

“Incorrect phone or PIN”: check that your number starts with 01 and type your 6-digit PIN again, or tap Forgot PIN?. After 10 wrong tries the number is locked for 15 minutes (“Too many requests”), so wait before trying again. “Your account has been suspended” usually means your national ID is already verified on another Amtaar account, for example after signing up again with a new number: WhatsApp us with both numbers and we will sort it out.
