FAQReturns & Payouts

What happens if a tenant leaves before the lease ends?

Quick answer

Amtaar starts looking for a new tenant straight away, aiming to keep the vacant period as short as possible. While the unit is vacant there is no rent to distribute, so rental payouts pause until a new tenant rents the unit, then resume on the regular quarterly dates. Your ownership of your shares is not affected.

Finding a new tenant

If a tenant leaves before the end of the lease, for example before a five-year lease is up, Amtaar starts marketing the unit to new tenants straight away. The goal is to keep the vacant period as short as possible.

What happens to your rent

Your rental payouts come from the rent the unit actually collects. While the unit is vacant there is no rent to distribute, so payouts pause. Once a new tenant rents the unit, payouts resume on the regular quarterly dates: 1 January, 1 April, 1 July and 1 October.

Your ownership is unchanged

You still own the same percentage of the property throughout. Holding shares in more than one unit means a vacancy in one affects only part of your money.
