FAQReturns & Payouts

When and how do I receive rental returns?

Quick answer

Rental returns are distributed quarterly on fixed dates: 1 January, 1 April, 1 July, and 1 October. The rental yield is 10% per year and increases by 10% annually, with 5% of the return deducted as a management fee — a net yield of 9.5%.

The payout schedule

Rental returns are distributed four times a year on fixed dates: 1 January, 1 April, 1 July and 1 October. A fixed schedule makes the income plannable: you know when each distribution is due.

How the yield works

The rental yield is 10% per year and increases by 10% annually. A management fee of 5% of the return is deducted, which gives a net yield of 9.5%.

As an illustration, EGP 100,000 invested at a 9.5% net yield works out to about EGP 9,500 for the year, or roughly EGP 2,375 per quarter. Actual figures vary by property, and returns depend on market dynamics.

Rent is only part of the return

Rental income is what you collect while you hold. Any increase in the property’s value is realised separately, as your share of the gain when the property or your shares are sold.
