FAQFees & Commissions

What fees and commissions apply?

Quick answer

Buying shares in a new unit from Amtaar (the primary market): a one-time 2.5% commission, and while you own the shares, 5% of the rental return is deducted as a management fee. Selling your shares (the secondary market): if Amtaar finds the buyer, 0.5% is paid by the seller and 0.5% by the buyer — free if you find the buyer yourself. Cancelling an order after you have uploaded your payment receipt: a fee of 10% of the share price.

When you invest (primary market)

The primary market is when you buy shares in a new unit directly from Amtaar, in the app. A one-time commission of 2.5% of the share value is paid on top of the share price, and it is shown at checkout before you pay.

While you hold

A management fee of 5% of the rental return is deducted before distribution. It covers managing the property on investors’ behalf: tenants, rent collection, maintenance and reporting, which is what makes the income passive for you.

Rent is paid every quarter, on 1 January, 1 April, 1 July and 1 October. Example at a 10% yearly rental yield. Your rent depends on the unit being rented at market rates: if a unit is vacant, no rent is paid until a new tenant rents it.

When you sell (secondary market)

The secondary market is when investors sell shares they already own to other investors, after the first year. If Amtaar finds the buyer, a commission of 0.5% is paid by you as the seller and 0.5% by the buyer. If you bring your own buyer, the transfer is free.

Before investing anywhere, ask for this level of fee detail. A headline return means little until you know what is deducted from it.

Cancelling an order

Before you upload your payment receipt, you can cancel an order at no cost. After the receipt is uploaded, cancelling becomes a request that Amtaar approves, and a cancellation fee of 10% of the share price is deducted. The app shows the exact deduction and refund before you confirm. Once your shares are issued, the order can no longer be cancelled; you can sell your shares after the first year instead.
