FAQFractional Real Estate Basics
Why buy a share of a property instead of a whole one?
Quick answer
A whole commercial unit can cost millions. A share lets you start from the price of one share, spread your money across more than one unit, and leave the tenant, rent collection and maintenance to Amtaar. In exchange you own a percentage of the unit rather than all of it, and you can sell after the first year.
A lower entry point
Buying a whole office or shop in a good location takes a large amount of capital. With fractional ownership you buy the number of shares that suits you and still own a real, documented part of a specific unit.
Spread, not concentrate
With the same money you can hold shares in more than one unit instead of putting everything into one property, so a single vacancy or one area does not decide your whole result.
No landlord work
Amtaar finds and manages the tenant, collects the rent, handles maintenance and reports to you; this is what the 5% management fee on the rent covers. Your share of the rent is paid every quarter.
The trade-off
You own a percentage, not the whole unit, so you do not choose the tenant yourself. Selling works through Amtaar after the first year, or to a buyer you find, rather than by listing a whole property. Returns are not guaranteed.
