How is a property valued, and how often?
Quick answer
Each Amtaar property is valued by an independent third-party valuer certified by Egypt’s Financial Regulatory Authority (FRA). The valuation sets the property’s updated price, and with it the price of each share. The first revaluation takes place after the first year of investment; from then on, the property is revalued every six months.
Who values the property
The valuation is done by an independent, third-party real estate valuer certified by the FRA, not by Amtaar. The valuer inspects the property and issues a valuation report.
What the valuation changes
The report sets the property’s updated price, and the share price follows from it. Your shares always represent the same percentage of the property, so their value moves with the property’s valuation, up or down.
This is also the price used when shares change hands on the secondary market.
When it happens
The first revaluation takes place after the first year of investment, which is also when you can first sell. After that, the property is revalued every six months, so the share price stays close to the property’s current value.
