Inside the Amtaar Portfolio: 11 Leased Commercial Offices in New Cairo and the New Capital

Fractional real estate is only as good as the properties behind it. On Amtaar, every listing is a specific commercial unit: a named office in a named project, from a known developer, with its size, location and lease status shown before you invest. As of our latest snapshot on 30 September 2026, the Amtaar portfolio holds 11 commercial units across New Cairo and the New Administrative Capital. Ten are fully funded by investors, and one is open for investment now.
Why Amtaar focuses on leased commercial offices
Amtaar's model puts income first. A leased office produces rent from day one, paid by a business tenant under a contract, and that rent is what investors receive every quarter. A finished, leased unit also removes the construction and handover risk that comes with buying off-plan.
Offices in established business districts also attract companies looking for modern space with parking, security and good road access, which supports occupancy over time. Rent still depends on tenants paying, and property values can go down as well as up, which is why each listing shows its details before you commit.
New Cairo: eight units across six projects
Park Street East, by Park Street, is the largest project in the portfolio, with three offices of 154–155 m². One of them, AMT-26-022, is the unit currently open for investment.
Cairo Business Park, by Misr Italia, contributes a 128 m² office, Katameya Heights a 128 m² office, and LMD 360, by LMD, a 110 m² office. District 5, by Marakez, accounts for two units: a compact 55 m² office and a 156 m² office.
The New Administrative Capital: three units by Paragon Developments
Three units sit in the New Administrative Capital, all in Paragon Developments projects. Paragon 1 in the Financial District is the largest unit in the portfolio at 341 m². It is joined by a 200 m² office in Paragon P1 and an 85 m² office, P1-720.
Holding units in both New Cairo and the New Capital gives the portfolio a mix of an established office market and the country's new administrative and financial hub. Our comparison of the two districts explains how they differ for an income investor.
How a listing works, from open to funded
Each property is listed with a unique code, photos, its size and developer, the price of one share and of the whole unit, and a 5-year investment forecast split into rental yield and capital gain. In the app, the Available tab shows units you can invest in now, and the Funded tab shows units whose shares are fully sold.
Once a unit is funded, its rent is distributed to its shareholders every quarter, on 1 January, 1 April, 1 July and 1 October, after a 5% management fee. Each investor's payout follows the number of shares they own and the full months they held them.
The unit open now: Park Street East
AMT-26-022 is a 155 m² commercial office in Park Street East, New Cairo, developed by Park Street. Its share price is EGP 50,000, and the whole unit is valued at EGP 42 million. Its property page shows the photos, the full details and the 5-year forecast.
Shares are limited, and new units are added as they are acquired. The Amtaar app shows what is available at any moment.
