The Amtaar Wallet: Where Your Rental Income Lands and What You Can Do With It

Earning rent from a property you own shares in is the heart of fractional real estate, and the Amtaar Wallet is where that rent arrives. Every quarter, your share of each property's net rent is credited to the wallet in the Amtaar app. There you can see every payout you have received, withdraw the money to your bank account, or put it straight into your next investment. This article explains how the wallet works and why it was built this way. For screen-by-screen instructions, see the full Wallet guide.

Why a wallet

Before the wallet, rental payouts went straight to each investor's bank account. That worked, but it left investors without one clear record of what they had earned, and every reinvestment meant sending money back from the bank. The wallet gives every investor a single balance inside the app, a complete history, and the choice of what to do with each payout.

Every investor has one. It is created automatically the first time money is paid into it, and all amounts are in Egyptian pounds. If a property is leased in US dollars, the rent is converted to EGP before it reaches you.

Two balances, two purposes

Available Cash Balance is your own money: rental income and any money you have added. You can withdraw it to your bank or use it to invest.

Rewards Balance is credit from Amtaar, such as referral rewards. You can use it towards an investment, but you cannot withdraw it. The orange card at the top of the Wallet screen shows both, and your Total Balance is the sum.

How rental income arrives

Each property is leased to a tenant. Once a quarter's rent has been collected and approved by our finance team, Amtaar deducts the management fee, 5% on current contracts, and splits the rest between investors by the number of shares each owns. For example, if a property collects EGP 100,000 in a quarter, EGP 95,000 is distributed after the 5% fee, so an investor holding 10% of the shares receives EGP 9,500.

You earn for every full calendar month you hold your shares. New shares start earning from the 1st of the following month, so shares bought on 14 May earn from June. Each payout appears as a green Rental Income line showing the quarter, the property and the date. Rent that a tenant pays late is credited separately and marked “(late rent)”.

Your whole payout history in one place

Transaction History lists every movement, newest first, with tabs for All, Income, Payments and Top Up. Tap Income to see rental payouts only.

Payouts made before the wallet launched are included too, so your record is complete. Each appears as a pair on the same date: a green Rental Income line for what you earned and a red Withdrawal line recording that it was sent to your bank at the time. It is not a new deduction and does not change your balance.

Withdraw to your bank, or reinvest

To withdraw, add a bank account in your own name, matching your verified name, with its IBAN. Enter an amount (currently a minimum of EGP 100) and check the summary, which shows the fee, currently EGP 2.50. After our finance team approves it, the transfer takes 1 to 3 days. If a transfer fails, for example because of a wrong IBAN, the amount and the fee return to your wallet.

To reinvest, choose a property and the number of shares, and on the payment screen turn on “Use your wallet balance to invest”. Your cash and rewards balances can both go towards the purchase. If the balance does not cover the total, you transfer only the difference. Money in the wallet does not earn rent by itself. Only shares in a property do.

The Wallet guide also explains how to add money by bank transfer, cash deposit or InstaPay using your personal Reference ID.

Questions investors ask

Where does my rental income go on Amtaar?

Into your Amtaar Wallet, as Available Cash. It stays there until you withdraw it to your bank or use it for another investment.

When is rental income paid?

Quarterly. Payouts are scheduled for 1 January, 1 April, 1 July and 1 October, and are credited once that quarter's rent has been collected and approved.

Can I withdraw my Rewards Balance?

No. Rewards are credit from Amtaar, such as referral rewards, and can only be used towards an investment.

How long does a withdrawal take, and what does it cost?

After approval, the bank transfer takes 1 to 3 days. The minimum withdrawal is currently EGP 100 and the fee is a flat EGP 2.50.

Does money in the wallet earn a return?

No. Only shares in a property earn rental income. Wallet money is ready to withdraw or to invest.
